Dominica’s Secret Bay Surpasses US$5.4M ROI, Grows CBI Investor Base and Debuts New Waterfront Villas

The Residences at Secret Bay, Dominica’s only six-star, all-villa resort and internationally recognized Citizenship by Investment (CBI) project, has released its 2025 Annual Global Briefing to investors and owners, reporting another milestone year highlighted by the achievement of more than US$5.4 million in cumulative ROI distributions, a growing investor base now exceeding 220, and renewed global recognition including earning Two MICHELIN Keys in the MICHELIN Guide’s international hotel classification.

This latest distinction places Secret Bay among the most exceptional hotels in the Caribbean and punctuates a year defined by meaningful growth, strong operating performance, and the strategic expansion of its residential and hospitality offerings.

The Residences at Secret Bay continues to outperform expectations, driven by sustained global demand, record-setting ADR and consistently strong occupancy. Since ROI distributions began in late 2019, the real estate programme has delivered more than US$5.4 million to owners while maintaining average annual ROI in the 3–4 percent range, with select periods exceeding that when adjusted for operating days.

Over the same five-year window, the resort has expanded its workforce from 33 employees to 134, a reflection of the thoughtful, phased villa development and new amenities that have enhanced the guest and owner experience without compromising the resort’s intentionally low density.

Investor growth during this period also underscores the strength of the offering, with the investor base rising from 147 in early 2022 to 223 by mid-2025 — a more than 50 percent increase in under four years.

Approximately one-third of the original share inventory remains available, with demand balanced between CBI purchasers and lifestyle-seeking families and individuals. The Residences at Secret Bay remains the only CBI real estate programme in Dominica with more than a decade of operational performance, a consistent ROI track record, and a clear exit pathway for both CBI and non-CBI investors.

This year’s briefing also details the evolution of Secret Bay’s residential portfolio, which has grown from six villas in 2019 to twenty-seven by Q3 2025. The recent completion of the Clifftop Villas and the launch of the Waterfront Villas, a limited collection influenced by the original Mapou design and positioned closer to the water’s edge, represent the newest offering in the resort’s multi-phase master plan.

The Waterfront Villas, accessible by the Caribbean’s longest funicular, were highlighted by Mansion Global as one of the top residential launches across the Caribbean and South America, reflecting continued market confidence in the project’s design-led and demand-driven approach.

Construction on nine newly released Waterfront Mapou Villas will begin before year-end, with completion anticipated in fall 2027.

Further, the resort continues to enhance its amenity offering with the recent additions of its hillside funicular, chef’s table experience, elevated decks and viewing points, and Bwa Denn, a cultural and culinary gathering place featuring food, art, and a kombucha brewery.

In 2026, Secret Bay will introduce a second spa to meet growing demand for personalized wellness and treatment spaces, and is currently in the design phase for new two- and three-bedroom villas slated for sales release in 2026 to accommodate the increasing interest from families and multi-generational owners.

Secret Bay’s strengthening global visibility also contributed to its 2025 performance momentum. In addition to receiving Two MICHELIN Keys, the resort was once again named amongTravel + Leisure’s Top 500 Hotels in the World, extending a multi-year streak of inclusion on the publication’s most prestigious lists.

It continued to be honored by Condé Nast Traveler’s Readers’ Choice Awards and ranked among the top hotels in the Caribbean across multiple categories.
